Is a Level 2 survey right for your property?

A Level 2 survey is ideal if the property was built after 1900, is of conventional construction, and appears to be in reasonable condition. If the property is older, unusual in design, or shows signs of significant defects, a Level 3 building survey is a better choice.

When do you need a Level 3 survey?

Choose a Level 3 building survey if the property is pre-1900, substantially altered, of unusual construction, in a state of disrepair, or if you simply want the most comprehensive assessment possible. It's also the right choice if you're planning significant renovation work.

RICS Level 3 Building Survey (Full Structural Survey)

The RICS Level 3 building survey is the most thorough and detailed survey we offer — and the one our experienced surveyors recommend for older, larger or non-standard properties. It's sometimes called a full structural survey, though that's not an official term.

A Level 3 survey goes beyond a visual inspection. It includes investigation of the condition of the building's structure, fabric and services, with particular attention to hidden defects, areas of deterioration, and the likely causes of any problems found. Crucially, it includes cost estimates for any significant repairs — giving you a clear picture of what you're taking on.

Party Wall Matters

If you're planning building work near a party wall, or if your neighbour's works are affecting your property, you need to understand the Party Wall etc. Act 1996. Our surveyors handle all types of party wall matters across Balham and South London.

The Act covers three main types of work: work on an existing party wall or structure; building a new wall on or at the boundary; and excavating near a neighbouring building. In all these cases, written notice must be served on the adjoining owner before work starts.

A good rule of thumb: if the property is modern (post-1990), in good condition and of conventional construction, a Level 2 survey is usually sufficient. If it's pre-1900, substantially altered, of unusual construction, or showing signs of problems, go for a Level 3. If you're unsure, give us a call — we're happy to advise for free.

You can be present, but we'd actually recommend not attending for the inspection itself. Your surveyor will be focused on thoroughly examining every part of the property and may need to concentrate without interruption. However, we always offer a follow-up call after you receive your report so you can ask questions directly.
